Minutes for the August 20, 2013 Meeting
Evendale Municipal Building, 10500 Reading Road, Evendale, Ohio
Attendees: President Hugh McKinnon, Dave Harwood, Al Pearlman, Chris Schaefer, Bob Szczur, Stiney Vonderhaar, Chris Patterson, Jack Cameron, Gordon Geraci, Carrie Geraci, and Pam Morin.
Recurring Business:
1. Approval of the minutes from the July 16th meeting was made on a motion made by Al Pearlman and seconded by Dave Harwood. The motion passed with a 6 yes, 0 no vote.
2. Economic Development Update:
a. Brendamour, 2630 Glendale-Milford Road: Doug Brendamour is currently negotiating a long term lease with GE Aviation. The Village and CIC have committed to helping Doug accommodate additional parking to facilitate the additional employees GE would bring to the site. We, Village and Doug, are continuing to work on accomplishing that additional parking.
b. Equity, 10400 Reading Road: Melanie Wollenberg, Equity, appeared before Planning Commission in July with a preliminary design for an 18,000 square foot retail building along the west side of the existing building and a stand-alone restaurant at the Reading Road entrance. Although nothing was approved, the Planning Commission asked if Equity would work with the TriHealth Evendale Hospital to extend the driveway from Reading Road back to the hospital. This would accomplish the re-alignment that Equity needs to make their site work and also to correct current problems behind the existing shopping center. This would also enhance the walkability of the site.
c. Devonshire-REIT, 10400 Reading Road: Jack Cameron had a phone conversation with Gary Yunker regarding development of the outlot across from LaPetite France.
d. Aluminum Extruded Shape, 10549 Reading Road: They are exploring the option of expanding their current building and have met with the Hamilton County Development Company for an Enterprise Zone Tax Incentive. Per CIC request, AES has expressed no interested in purchasing the China Cooking property, 10599 Reading Road.
e. Evendale Healthcare/Equity. 10475 Reading Road: They are on the August Planning Commission agenda for exterior and landscaping improvements.
f. Office condos, 2920 – 2950 Glendale-Milford: They continue to add new tenants.
g. Menards, 2789 Cunningham Drive: The new store is open and creating a great deal of excitement.
h. Kinetic Vision, 10191 Evendale Commons Drive: The construction of their new building continues to move forward. CIC asked about their reaction or any comments about the Menard’s fence. Jack stated that he has not heard anything from kinetic on this issue.
New Business:
1. Developer/Broker Services RFQ Submittal: We have received three responses for Request for Qualifications (RFQ): CBRE, Radin Advisory Group, LLC and Saint Francis Group. CIC discussed the three submissions. After some deliberations CIC decided to interview Radin and Saint Francis. CIC decided not to interview CBRE. While CBRE is reputable as a commercial real estate broker this scope was not something that fit well with them. Jack Cameron was instructed to schedule an interview with Radin Advisory Group for Tuesday, August 27th at 7:30 AM and an interview with St. Francis Group for Wednesday, August 28th at 7:00 PM.
Dave Harwood made and Stiney Vonderhaar seconded the motion to adjourn the meeting. The motion passed with a 6 yes, 0 no vote. Al Pearlman had to leave the meeting early.
